Collaboration

One point of contact for your entire portfolio

We support residential and commercial properties in Rendsburg and the surrounding area: inspections in common areas, work within units, and fault reporting – all through the same number.

Property managers handle many properties at once. That's why we keep coordination simple: you report the need once, we sort out access, time slots and tenant notification, and we only get back to you when there's something to decide – for example, a defect that goes beyond the commissioned scope.

For each property we keep a dedicated file with system data, the last inspection and open items. This means the next cycle can start without back-and-forth, even if the case handler changes.

  • Inquiries by phone or e-mail, no portal required
  • Combined orders across multiple properties possible
  • Key handover and access according to your instructions

How we handle a property

Five steps from the initial site visit to the final report – the process stays the same whether it's one stairwell or twelve properties.

  1. 1

    1. Site visit and assessment

We inspect the utility connection room, meter system and common areas, and record the year of construction, the condition of the distribution boards and existing documentation. This forms the basis for a quote with a clear scope per property.

  2. 2

    2. Coordinating time slots

You receive appointment proposals for the common areas and, where units are affected, two-hour time slots per unit. We take public holidays, cleaning days and caretaker hours into account.

  3. 3

    3. Tenant notification

About ten business days in advance, we provide you with the text for the notice and letter, including date, time slot and information on the access required. On request, we can also put up the notice ourselves.

  4. 4

    4. Work on site

Our technicians arrive within the agreed time slot, wear branded work clothing and cover work areas. Units where no one is home are noted for a follow-up appointment.

  5. 5

    5. Report and list of defects

Within five business days you receive the inspection report per property, a list of defects sorted by urgency and, if desired, a quote for the repairs.

Documentation

What you'll have on your desk after the appointment

We document everything so you can pass the documentation on to owners, insurers or the next owners' meeting without any extra work.

  • Inspection report per property with system data, measured values and inspection date
  • List of defects, sorted by urgency – immediate, medium-term, monitor
  • List of units not reached, with a proposed follow-up appointment
  • Photo documentation of conspicuous areas, such as outdated distribution boards or damaged lines
  • Quote for the repair work, separated by common areas and individual units
  • Invoice per property with line items, times and materials – recoverable and non-recoverable shares shown separately
  • Labelled distribution board and inspection sticker with date on site

Two approaches

Single order or ongoing support

Some property management companies commission us property by property, others put their entire portfolio on fixed cycles. Both work – the effort required on your side differs.
